Services
We are a professional full service architectural firm that provides
complete design and professional construction management services
for residential and commercial projects. We begin by understanding
and incorporating the clients requirements and site constraints with
the use of a 'client program' to develop the building design from
concept through schematic design, and design development. This
allows us to produce professional construction drawings for the
building of your dreams.
Standard Architectural Process
I. Meet with the client to discuss the
scope of work and visually inspect the site if feasible.
II. Provide the client with a written contract proposal for
architectural services.
III. After acceptance of the contract proposal the architectural
services are as follows :
(a). Village and/or County Building and Zoning investigation to
determine the feasibility of the project, the local code ordinances
and building permit requirements.
(b). Schematic Design Phase : Provide the client with schematic
design alternatives. The schemes will include drawings of floor
plans and exterior elevations. The architect with the client will
discuss the pros and cons of each scheme to conclude with one
appropriate scheme or scheme combination. The architect will not
proceed with the next phase until the client is completely satisfied
with a final scheme. The final scheme and study model must be
approved and signed-off by the client prior to proceeding with the
design development phase.
(c). Design Development Phase : Provide the client with drawings of
the exterior and interior indicating material types, architectural
detailing and millwork, recommended finishes, plumbing fixtures and
electrical switching and light fixture locations. All items and
materials will be pending client approval in order for their
specification to be incorporated into the final construction
drawings and in order to proceed with the construction drawing
phase.
(d). Construction Drawing Phase : Based upon the approved schematic
design and design development phase and any further adjustments in
the scope of the project, the architect will prepare construction
drawings setting forth the requirements for construction.
Construction drawings will typically include; Foundation Plan, First
Floor Plan, Second Floor Plan, Exterior Elevations, Interior
Elevations, Roof Framing Plan, Building Sections and Details,
Millwork Details, Electrical Lighting Plan, Plumbing Plan and
Schedules / Specifications.
IV. The end product will be a completed design illustrated by a set
of construction drawings that may be used by a knowledgeable builder
for bidding the scope of work, for obtaining a building permit and
for the complete construction of the project. The architect will
sign and stamp the construction drawings with his state license
seal.
